Bastide du Bau Reddoun
PREAMBLE
These General Terms and Conditions of Sale apply to all reservations for seasonal furnished rentals offered by La Bastide du Bau Reddoun , located at 355 Chemin du Plan des Combes, 83440 Callian, exclusively for the summer period of July and August .
They are deemed to have been read and accepted by the client at the time of booking, whether made online, by telephone, or by email.
These General Terms and Conditions of Sale supersede and replace all previous versions. Any confirmed reservation constitutes full and unreserved acceptance of these terms and conditions.
1. PURPOSE OF THE CONTRACT AND DURATION OF STAY
The rental is seasonal and furnished . It is for a fixed term as indicated in the booking. The tenant may not, under any circumstances, claim any right to remain on the premises after the agreed period. Any request for an extension must be made through a new booking, subject to availability.
2. RESERVATION – CONCLUSION OF THE CONTRACT
The reservation becomes effective upon payment of a deposit equivalent to 50% of the total cost of the stay , payable by credit card. The balance must be paid upon arrival .
A bank imprint as a guarantee will also be requested at the beginning of the stay, as a security deposit , without charge except in the event of damages found or breaches of these Terms and Conditions.
3. RIGHT OF WITHDRAWAL
In accordance with Article L121-20-4 of the French Consumer Code, the right of withdrawal does not apply to accommodation services provided on a specific date or at regular intervals.
However, as a courtesy, the following cancellation conditions are offered.
4. CANCELLATION/MODIFICATION CONDITIONS
- Cancellation up to 15 days before arrival : full refund of the deposit.
- Cancellation between 15 and 7 days before arrival : 50% of the deposit will be retained.
- Cancellation less than 7 days or no-show : 100% of the deposit will be retained.
- Interruption of stay : no refund.
- In cases of force majeure (COVID, etc.) : a postponement or refund is possible upon presentation of proof.
Cancellations must be notified by email or telephone and will be confirmed by email return.
5. PRICES
Rates are shown per night or per week, depending on the season and current offers.
The tourist tax (€0.88 per night per adult) is not included in the displayed rates and will be added at the time of payment.
6. ACCEPTED PAYMENT METHODS
- Credit card (Visa, Mastercard)
- Bank transfer
- Cash (up to €500)
All payments are made in euros. Any bank charges are the responsibility of the customer.
7. ARRIVAL / DEPARTURE
- Check-in : from 3:00 PM
- Check-out : before 11:00 AM
In the event of an unauthorized late departure (after 1:00 PM), an additional night’s charge may apply.
If you expect to arrive late, please notify us so we can arrange key collection. If we do not hear from you by 7:00 PM on your scheduled arrival date, your reservation may be cancelled without a refund.
8. OCCUPATION AND RULES OF LIVING
The apartment is non-smoking . Vaping is also prohibited inside. A terrace is designated for smokers.
No parties or noisy gatherings are allowed. Respect for the neighbors and the peace and quiet of the premises is required, especially after 10 p.m. (noise pollution).
The premises must be occupied peacefully, with respect for the accommodation and its equipment.
Capacity : Rental is limited to the number of people specified in the booking. Any excess may result in refusal of access or additional charges.
9. CAUTION – DAMAGE – LIABILITY
The tenant is responsible for any damage caused by them or by anyone staying with them.
Any damage found will result in an invoice upon presentation of supporting documentation , charged to the tenant’s credit card.
In case of lost keys, a fee of €50 will be applied.
10. ASSURANCE
The tenant is required to have holiday liability insurance covering damage to the property and to third parties.
The owner is also insured for seasonal rentals.
11. INTERNET ACCESS
Free Wi-Fi is provided. The tenant agrees to use it in accordance with the law, particularly regarding downloads and the use of copyrighted works.
12. CHILDREN AND ANIMALS
The accommodation is not suitable for children under 10 years old (presence of stairs, access to swimming pool, etc.).
Pets are not allowed , except with prior written agreement.
13. USE OF EQUIPMENT
The apartment is fully equipped for independent living (kitchen, bathroom, etc.). No catering or daily reception services are included.
Access to the swimming pool , parking , and certain outdoor areas is subject to the applicable conditions and is entirely at the tenants’ own risk.
The swimming pool is open during designated hours (9:00 AM – 12:00 PM and 3:00 PM – 7:30 PM) and is unsupervised: users are responsible for their own safety.
14. SANITARY FACILITIES AND PROPER USE
Some sanitary equipment is sensitive (macerators, sewage pumps). It is forbidden to flush anything other than toilet paper down them. Any malfunction caused by misuse will be charged.
15. PROTECTION OF PERSONAL DATA
The data collected during the booking process is processed in accordance with the GDPR for the management of stays and for marketing purposes.

16. DISPUTES
These Terms and Conditions are governed by French law .
In the event of a dispute, an amicable solution will be sought first.
Failing that, the competent court will be that of the jurisdiction where the rental property is located .
17. MODIFICATION OF THE TERMS AND CONDITIONS OF SALE
These Terms and Conditions may be modified at any time in accordance with legal or regulatory developments.
The applicable Terms and Conditions are those in effect on the date of booking confirmation.
